LOCATION: In a quiet rural neighborhood in Upper Turtle Creek area, about 13 miles SW of downtown Kerrville, Texas.

CARPORT: 20' x 20', 8' high, 2 sided, with private driveway, plus 2 additional vehicle parking spaces available on-site and included in rental fee.

TENT CAMPING SPOTS: Tent camping would be on cleared but rocky ground, with trees.

RENTAL RATE: Carport: $500/night, 3 night minimum. Tent spots: $75/night, 3 night minimum.

PAYMENT METHODS ACCEPTED: PayPal (preferred) and Venmo

RENTAL CANCELLATION POLICY: No refunds regardless of any circumstances.

CHILDREN: Under age 18 Not Allowed.

PETS: Not Allowed. No exceptions.

TENT STAKES POUNDED INTO CARPORT "FLOOR": Not allowed in carport, but this is permissible in nearby designated area.

ELECTRICAL SERVICE PROVIDED: 120V, 20 amp, standard residential 3 prong outlet included in shed next to carport. Electricity is included in rental rate. Bring own extension cord, at least 30 ft.

WATER & SEWER CONNECTIONS PROVIDED: None

BATHROOMS, SHOWERS, LAUNDRY & OTHER FACILITIES PROVIDED: None. Tent spot renters bring portable bucket toilet and bags (see Amazon, etc.)

TRASH REMOVAL: Guests are to bag up trash and haul to a trash can at end of driveway.

OUTDOOR FIRES: If our county is in a fire ban restriction at the time of your rental, then fires will not be allowed. If there is not a fire ban, then on-request we can provide a fire pit and a grill.

OUTDOOR FURNITURE: None will be provided

THE PROPERTY SETTING: 7.5 acre property with main house, separate carport (30 ft away) in a very rural setting.

PROPERTY DANGERS: There are scorpions, snakes and other wildlife along with an with abundance of rocks. Be very aware, cautious and proceed at your own risk. Wear appropriate clothing.

ELEVATION & SURROUNDINGS: 2,000 ft elevation, with beautiful rolling hill views.

SKY VIEW: Fully open view. excellent night sky, no city lights.

AMBIENT SOUNDS: No loud traffic noise expected except occasionally on our rural road, occasional dog barking, chicken coop is close, so likely will hear chickens at times. Coyotes and other animals can be heard.

NEAREST TOWNS, SUPPLIES & RESOURCES: 2 HEB’s at 13 miles, Dollar Store at 9 miles. Mini-Mart Convenience Store with gas station at 11 miles. Kerrville is a large (30,000 people) town at 12 miles with restaurants, stores, etc. Ingram at 20 miles. Comfort at 27 miles. Bandera at 31 miles. Fredericksburg at 38 miles.
